The Southern Commercial Precinct (SCP) at Broadway Park is Denver’s premier mid-urban workplace, cultivating its own unique sense of community, culture, art, entertainment, and lifestyle. The mixed-use office project is strategically positioned between downtown and important outpost communities, located at a powerful convergence of multi-modal transportation. Featuring an active urban streetscape to the east and Rail Line Park to the west, the project connects tenants to dramatic mountain views along its western edge. Without the burden of downtown rents, each building commands a prominent Bannock Street address, with retail frontage on an active streetscape.  

The project promotes Rail Line Park as the ultimate site amenity while stretching the landscape eastward across the entire site, creating a range of outdoor breakout spaces, sculpture gardens, cafes, retail nodes and amphitheaters. The landscape draws from the legacy of the design center and creates a plaza space to honor the iconic Herbert Bayer ‘Articulated Wall’ sculpture as a centerpiece of the development.  

Office floors float above the landscape and are wrapped in a unitized metal and glass skin, tuned to provide high levels of transparency. The refined architectural language echoes Bauhaus tradition and highlights the unique mid-urban location. Bold architectural moments respond to distinct site influences and allow each individual building to evolve its own identity.  Terrace and balcony spaces provide indoor-outdoor connectivity, further extending the landscape into each building.
